Canton prices are splitting instead of moving one way

The Federal Housing Finance Agency reported U.S. house prices up 2.6% from July 2025 to July 2026. Canton is not following one line. The Real Estate Data Aggregator counted four active ZIP codes here, and they moved in four different directions.

That split is the one fact every Canton owner and buyer should sit with right now. Your ZIP code's number is not the same as your neighbor's ZIP code's number.

ZIP 30101 is the clear outlier. The Real Estate Data Aggregator put its median sale price at $485,000, up 14.1% from the same period last year. That is a real move, not a rounding error.

ZIP 30114 told a different story. The Real Estate Data Aggregator put its median sale price at $475,000, down 5% year over year. That is nearly the same price as 30101, but the trend ran the other way.

ZIP 30102 came in at $395,000, down 3.9%, according to the Real Estate Data Aggregator. ZIP 30115 held the highest median at $596,000 but still dipped 0.6%.

So what does that mean? If you own in 30101, your price gains have been real. If you own in 30114 or 30102, pricing to last year's peak could cost you time on market.

ZIP 30102 had the tightest supply. The Real Estate Data Aggregator counted 3.5 months of supply there, and homes averaged 41 days on market. Sellers in 30102 are still getting 99% of list price, even with the price dip.

ZIP 30101 added the most new listings. The Real Estate Data Aggregator counted 406 new listings, up 25.7% from a year before. More choice for buyers, more competition for sellers.

ZIP 30115 saw the biggest jump in homes sold. The Real Estate Data Aggregator counted 252 sales, up 34% year over year. Pending sales there rose 28.5% too. Buyers are active even as the median price slipped.

Nearly 3 in 10 homes in ZIP 30102 went under contract within two weeks. That is the fastest ZIP in Canton by this measure.

ZIP 30114 was the slowest. The Real Estate Data Aggregator found 19.1% of homes there went under contract in two weeks. That is down 4.5 points from a year before.

Not every home sold fast in any ZIP. Median days on market ran from 41 to 48 days across the four ZIPs. Pricing accurately from the start still matters.

The wider picture

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. That is the backdrop every Canton buyer is working with.

Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Canton's own data shows some of that same pressure in 30114 and 30102.

The Federal Housing Finance Agency said U.S. prices rose 2.6% year over year through July 2026. Canton's 30101 beat that by a wide margin. The other three ZIPs fell below it.
